Planning Commission Minutes

CITY OF GRANDVILLE

PLANNING COMMISSION MINUTES

September 6, 2007 (AMENDED)

The meeting was called to order by Chairman Nicely, in the Council Chambers at 7:01 p.m.

PRESENT:                Jack Bengtson, Randy Hartgerink, Gene LaSarge, Steve Zinger, Randy Hartgerink, Craig Nicely, and Bob Poll

ABSENT:                   Steve Maas

ALSO PRESENT:    Ken Krombeen, City Manager

Matthew Butts, Assistant to the City Manager

Debby Descheneau, Recording Secretary

Motion by Zinger, seconded by Poll to approve the agenda as presented. The motion passed unanimously.

Bob Poll noted he was not present at the August 1, 2007 meeting as the minutes reflected. 

Motion by Bengtson, seconded by Zinger, to approve the minutes of the August 1, 2007 meeting as corrected; noting Bob Poll as absent.  The motion passed unanimously.

NEW BUSINESS:

1.         Site Plan Review – Calvin Christian Technology Based Learning Center –     3750 Ivanrest Avenue, SW

Matthew Butts reviewed the site plans for Calvin Christian.

        

Tim Vande Zande of The Architectural Group and Bill Havercamp, Superintend for Calvin Christian came before the Planning Commission to answer any questions the Commissioners may have.  Tim noted they would like to start construction in the spring of 2008.   

Motion by Zinger, supported by Poll to approve the Site Plan for Calvin Christian Technology Based Learning Center with the following conditions: 1) City Engineer to review and approve storm water management.  The motion passed unanimously. 

2.         PUD Amendment Preliminary Review – Prairie Creek Dental PUD – 3040 Prairie     

Matthew Butts reviewed the PUD Amendment for Prairie Creek Dental PUD noting the only difference in the approved PUD from 2004 is the plan will go from four buildings to three.

John Oppenhuizen of First Companies and Doug Stalsonburg of Exxel Engineering came before the Planning Commission to answer any questions.  John discussed possible lot splits and site condos for the property.

Motion by Zinger, seconded by Poll to set a public hearing for October 3, 2007 at 7:00 p.m. to discuss the PUD Amendment for 3040 Prairie SW.  The motion passed unanimously. 

3.         PUD Amendment Preliminary Review – Harold Ziegler (Parkway Place PUD) – 4200 Parkway Place Drive SW     

Matthew Butts reviewed the PUD Amendment for Harold Ziegler.

John Walsh of Paradigm Design came before the Planning Commission to answer any questions the Commissioners may have. 

John informed the Planning Commission that lighting and landscape design will mimic the current Harold Ziegler site.

Motion by Poll, seconded by Zinger to set a public hearing for October 3, 2007 at 7:00 p.m. to discuss the PUD Amendment for 4200 Parkway Place Drive SW.  The motion passed unanimously. 

PUBLIC COMMENT

Chairman Nicely asked if there were any public comments to be made.  There were none.

OTHER BUSINESS

Motion by Poll, supported by LaSarge to accept into record the letter from Tim DeHaan dated September 5, 2007.

ADJOURNMENT

Motion by Zinger, supported by Poll to adjourn.  The motion passed unanimously.  The meeting adjourned at 8:12 p.m.
